However, the tax treatment differs between short-term and long-term rentals:Short-Term Rentals (STRs): If you materially participate (work 100+ hours and more than anyone else on the property), you may be able to offset rental deductions against W-2 or other active income, offering greater tax benefits.Long-Term Rentals (LTRs): If your AGI exceeds $100K, your rental losses may be limited, unless you qualify as a Real Estate Professional (REPS).If you plan to expand your rental portfolio, consider an LLC later for liability protection and easier management.

S-Corps are generally for active income (think Flip, Real Estate Agrent) andLLCs are generally for passive income (like rentals/STRs)The LLC and insurance is what investors are calling “Asset Protection” and it’s something you’ll want to invest in.

Purchasing the LLC gives you ownership of the property, but it also opens you up to additional legal exposure since the entity has been active, and there is no way to really know for sure what else they used the LLC for.

Just shop around online, look for properties similar to yours, add them to favorites and watch them to see how long it takes for them to rent.
