The passive way is searching online and connecting with others who can share their deals with you (wholesalers, other agents, investors, etc.).

You can also check their reviews online at Google, Facebook, or Yelp.

Nor have I been able to find an online application that I can fill out. 

I have been searching online for a real estate investors networking group in Vermont but it doesn't seem like there is much so I would like to start one.Even if it is just a couple people to start I think having a network of like-minded people is crucial to success.

Unless you are an experienced investor like Alan, it often leads to higher costs.  

I ended up getting the online course and it was pretty disappointed. 

@Berry Starnes, @Evan O'Brien Its really not a complicated process.Once you log on to your TSP account online; on the left tabs there is an option for TSP loan.

Most 1099s are available online now, and if not, you can always scan them to an electronic format.
