I agree, exercising patience and being a force for positive is the only intelligent self-serving actions I see here.

For my short term rentals I am really going to focus on adding improvements that will increase my daily rate and guest experience.

In fact it's the exact opposite, 1% of commercial agents don't know what owner financing is after doing this model daily and speaking to 100's of commercial agents.

What would you say is the average occupancy and daily rate for a 1500 SF 3 bedroom home in good condition around a mile from the beach / pier? 

However, I find the real value in the longer term appreciation that shows up in 5-10 years of the daily grind of rental properties.

.- It's impossible, given the daily little decisions that have to be made dealing with tenants, maintenance, paperwork, cities, etc.So, how much control are you really willing to give up?

I'd much rather do a daily pay as you go agreement where the repair person is literally working for their pay each day.  

For example when someone wants to have financial freedom and spend more time with family, but then sets a goal by creating a heavy active income stream that involves their personal involvement daily.
