I started/continued cultivating about half dozen different commercial brokers, by taking incoming cold/warm calls from brokers for off market offers(calls I used to just hang up on) from their fund buyers and deep pocket private investors, and soon realized(as few of the brokers had warned) that off market deals for this asset are always gonna be low ball, no matter how premium my location.

For the purpose of this exercise, I would like to start by separating syndications into two categories: (1) smaller capital raises that will only attract the friends and family sized checks because they require too much brain damage for those with the larger check writing capabilities; and (2) syndications with capital raises large enough to fit within the investment parameters of true private equity/family office check writing capabilities.

This way when they try to low ball me I have my own appraisal ready to go.Or - should I just request a PMI cancelation from Citizens bank and wait to see what their appraisal comes back at.Or - am I going about this all completely wrong?
