From macro economic perspective, These cycle can only be executed when Fed is increasing money supply.Syndication is like the wolf eating a wolf game, it's just at what one position during cycle that would determine you make it big money or you may commit suicide ( there's GP that's already committed suicide) just saying how serious it is ...My fist commercial mortgage was a 10 year.

thank  you Laura -I do feel good about the compensation as they have been our only boots on the ground as we just can’t use “ friends” anymore ..I also found out that the $500 monthly fee is lifted once the place is rented and she goes to a much lower rate / hourly when things arise .I just thought it was a unique price structure and have never heard of things executed as such before .Thanks again for your reply-Christian

With 85% equity, maybe you can put all cash in on your next deal and really execute that BRRRR strategy that gives you some cash flow.

I haven't been expanding my business with LMHA since the end of 2016 per my posts above so I don't know exactly what changed, but I expect the outsourcing of inspections to private industry + some executive level leadership + replacement of staff with new faces excited to serve the needs of HUD/Landlords/Those In Need has resulted in an agency I will develop more business with.The HCVP will always be a double edged sword for landlords (See Section 8 Bible discussion) but for now I have discovered it is finally worth the effort to participate in the program.I specialize in Toledo's transition neighborhoods, discounted houses on the edge of nicer areas but also on the edge of trash...the Section 8 program allows me to get long-term tenants who are a good business model provided they are consistently managed and visited/inspected for additional "visitors" (relatives and random dogs/cats) and damage/housekeeping which can destroy a home if left unchecked.You need to know the rules, repair and renovate for long-term durability, prepare for inspections thoroughly and keep a team of contractors who will hold those standards...after 8 years we have been through a hundred inspections.

You can write anything into an Option agreement and assign it and have the end buyer execute on those terms.

Knowing that I had a 3-year prepayment penalty, I structured the lease option so that if the option is executed within 3 years, then the tenant buyer pays that fee for me.
