I am cross eyed by all the FB and Instagram gurus but one or two seem to be legit and I absolutely want a mentor and a team.

-The right “how” will attract the right “who” and discourage and weed out the wrong “who”.Me and my property management team developed the a 40-Point Complete Household System to not leave the “how” to chance.

Hmmm, teaming up with someone you don't know.

I've had smooth loans close with Kiavi and I've had rough ones, same with Roc.When Loans start to be troublesome:1) The borrowing entity docs are a mess2) The appraisal numbers are lower than expected3) Messy background reports4) Loans happening in an environment where market/rate fluctuating unpredictably 5) Your loan officer and their team are poor at their job6) Title issues that depend on county docs, that can be slow and painfulThere's more but it's Friday and I'm tired....

My team rehabs and builds new.  

They seem to have a good team but this is something not thought out it seems , in their support I do have DSTs which have had the same issue and have not been making payments. 

Have you established a team yet?  

If you go that route, having a solid team (property manager, agent, contractor) is very important.

If you have worked with a company that handled everything for you- vs making your own deal/team/etc, I'd love to hear your thoughts.
