They first tell you everything you need to check in due diligence stage, then they give you the tools, the specific websites and resources, to perform each task.

Time to me is 1000x more valuable than money at this stage of my life and if I would much rather take the money I earned and diversify my portfolio into passive investments because I am too busy in my active life.

Given your stage of life, this could be challenging but worthwhile if you’re confident in handling the stretch.Sell, and reinvest in cash-flow rentals: Using part of the equity to generate cash flow with out-of-state rentals could create a retirement income stream now while still capturing SoCal appreciation.

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.
