I currently have a tenant in a home I am managing, I have been using Avail and as of recent I don't like the platform, I have noticed that my tenant like to edit the payment after the due date and that makes the collection date longer (Avail takes a whole week or more to get the rent in).

Also, just keep in mine that those funds you deposit to your bank account needed to be seasoned for 60+ days (my lender asked for two bank statements).Edit: since its a full purchase then the seasoning most likely would not matter since you're not dealing with the bank. 

Does anyone have a maintenance record template that can be edited to fit my needs?

It's not the most beautiful work of art, but it gets the job done and it's extremely easy for someone like myself (very little html experience) to edit and plug and play.

There are a bunch of issues with Zillow and Postlet.I have claimed homes on Zillow, uploaded and edited information, and a month later, everything is gone. 

.- Small notes section to elaborate on property calculations, such as noting the calculation was based on a loan assumption or short term real estate strategy - Ability to edit name of calculation to something other than the address.
