Who did you end up using?

I used a private lender, BackFlip.

Of the options you identified, the one that we used at the beginning was partnering - 4 people $25K a person  $100K total & then we used leverage to do Fix & Flips.  

You use $50k of the loan to do the repairs.If you have 20% down + rehab money, then you can do a FNMA HomeStyle program.The FHA 203(k) is a great BRRR tool. 

I find it hard to believe that you would risk a 9 figure portfolio for $300kI am not saying that getting a 1m payout on a destroyed property is easy.

So either you pay for the repair out of the idle cash in your account, file an insurance claim and use those funds, or rollover/transfer funds from another retirement account to cover the cost. 

Might be time to look off-market.

Raising $5.6mm is no easy task if you have not raised capital before.

If you wanted to diversify you could use the income and purchase other properties, slowly add other properties.
