The LO (loan officer) needs to be in constant and cohesive contact with the borrower(s), listing and buyer brokers, processor(s), underwriter, title agent and generally in the driver's seat once the contract or refinance is executed. 

For my point on hypothetical rate decreases, the major driver is really the supply and the demand increase that lower rates would bring.

Here in Charleston, in order to apply for the legal residence tax assessment ratio, all owners have to provide copies of tax returns, utility bills, driver licenses, vehicle registration, voter registration, and the settlement statement/CD, along with an affidavit stating that all owners occupy the residence and do not claim legal residence anywhere else.

But I know this is a 2-3 year from now goal for me, and I just haven't been able to find much on actionable steps to be a in the driver seat on a deal like this.
