D)  Email  --  I have tried this before, and never got any acknowledgement or email reply back after that :)   When confronted, I got the same BS --  "internet issues / phone issues / never saw it"  blah blah. 2)  What is a typical/reasonable reason for a LL to get routine access to the unit (with 24-48 hour notice)... without it being considered excessive or deliberate etc?   

You could even have a clause in the lease for deliberately wasting use, as in the open window case above!

Sellers may not be deliberately deceitful-they just can't help themselves!

You can't go around deliberately defrauding buyers with bad information then claim they had the burden to verify. 

But its not going to be on MLS where multiple bid situations will appear for every deliberately under-priced property regardless of condition.

DO NOT GIVE EMD to the seller in a short sale (my caps are deliberate); if anything you put the EMD into escrow with your choice of closing agency.

Most banks require homeowners to deliberately default on their mortgage for three consecutive months before they can qualify for short sale.
