I have lost a lot more $$$ to tenant damage than to unpaid rent.  

Its my understanding that SF has pretty tight Air BNB restrictions like you have to register and can only rent them a certain number of days a year?

Also, since you are new to finding tenants and renting, should you get someone who damages your unit, probably not a big deal since you haven't renovated it yet.  

With no structures, there's little to damage and it's not like a defaulting tenant can steal it.

While this isn't Sanibel, Matlacha, or FMB, the hurricane damage was no joke.
