If I added a 3rd bathroom no one would ever know any better because my house had a CO in 1967 , it doesnt ever need another .Sounds like your towns are police states , why would you let someone in to search your house for extra bathrooms or bedrooms .

See if you can find a duplex where you can rent half and live in the other half or look out of state.You mentioned HYSA, yes as interest rates go down, you will make less on that money; but the other side of the coin is as interest rates go down your mortgage payments would go down and your money would go further.
