Do you think every investor made a 100%+ return on every dollar spent?

I'm thinking I can get the property for $380k plus 50k rehab.  

I'm more serious about it now so I don't think I retained a lot when I took them.

I think the first question is do you want to be an active investor or a passive investor? 

I would slow down and think about your BUDGET, what you can get for $30k, and how you can increase your income.

You own a home there, you think will cashflow if you rent it, and intend to buy your next home.Your question is should you rent it or sell it and buy the next house?

Employees won’t think exactly like owners, but tying bonuses to behaviors and KPIs they can influence is key.Focus on metrics like tenant retention, minimizing vacancy days, and timely maintenance resolution.

I wouldn't think it would take a private lender (which is much higher priced) than a typical mortgage broker's rates.Is there a reason you think you need a private lender?  

When I really think about it though, I'm so grateful to not be managing my property day-to-day. 

I think access is a major stumbling block to the Oregon coast. its just a long way from everywhere.. and the amenties as you state that are missing.Its super popular though for Oregionians no doubt.Keep in mind though from Jenner CA north through Ft.
