HI @Kaushik SarkarI would suggest going to the top of the page under LENDERS and then answering a few questions and from there you will be connected with 3-5 lenders and you can discuss whatever you want there. 

Can you at least break even if you go sec 8?

The more they have to loose, the greater the likely-hood they will work to continue to keep the home.

If I am going to take time to prepare it, then I am going to want some kind of commitment from you to stick with me. 

If you're going to work with an agency, you should work with an actual agency rather that is unbiased in my opinion.I am in California and have Steadily.
