If you are looking to list the portfolio, the agent could do Loopnet and the MLS.If you are looking for a private sale I have a few investors that I could shop it to, as well some private groups that I am a member of.

Shop LTV (or cLTV which is combined Loan To Value, basically your first mortgage and 2nd mortgage combined loan to value), rates, payment terms, time to close,  and draw period (how long you can go into and out of your heloc). 

People who are serious about getting into real estate as more than just a hobby will gladly pay for another's time when needed - even if it means just going out for lunch/dinner/drinks and they pick up the tab while we talk shop.

I pay attention to local amenities like shops, parks, and restaurants, because they make the area more appealing to tenants.

- Do you want an ocean view, or is proximity to the water or to resort amenities like fine dining or shops most important?

Pick one that is improving, homes being renovated and flipped, vacant storefronts being turned into cool coffee shops etc.Good luck.

Have you read any of the books here in the BP shop yet - I'd definitely recommend the BRRRR book among others. 

But the investing landscape has changed and I think in 2025 it is even more difficult to "buy" RE cashflow, that's why I am suggesting to buy or build a business, even if it's just a couple grand from a TikTok shop.. that's equivalent to 10 doors
