I appreciate the insight that you and John offered regarding the lack of value in the business itself and strictly the land + improvements.

We started looking at coaching programs and some of these things just seem ridiculous at 20-40 grand, and some seem more like life coaching programs as opposed to real estate programs. we don't want to syndicate we really would just like to find someone that we can bounce deals / ideas off of and have them assist in underwriting and giving us a better sense of security that we are doing the right thing.

If you are new, I wouldn't look for a coach off the bat.

As a former college baseball player (albeit D3) and current coach for my 15U son, I commend you on your interest in real estate while still in school and playing ball.What type of property are you looking to acquire first?

I know many agents have been coached to use a scare tactic that in theory a seller could refuse to pay any buyer commission, but that is an incredibly remote possibility.

As John pointed out, I would not move to an LCC because it could trigger the due on sale clause.
