Nothing mind blowing here...If a tenant sends me a video of a burst water line the last thing I do is waste time getting in my car and driving over there.I'd immediately walk the tenant through shutting the water off.I don't know if you were trying to dig at me for talking down about $80k properties.

This in effect makes unpermitted units have protections that extend beyond permitted units, but that was not the intent but likely was required to ensure safe unpermitted units were not shut down.

When the sellers left, they left the dehumidifiers on and we are now removing over 2-4 gallons of water DAILY with them and it would be more if they didn't fill up then shut off.

I've seen these situations spiral out of control and lead to occupants neglecting/damaging the property, such as making holes in the wall to look for hidden cameras, nailing doors and windows shut, etc.

If they’re “passive” investors they invest in funds/syndications where the syndicator/fund manager has “stretched” beyond all reason because the ROI in his specialty has gone below all risk return reasonableness BUT it’s his business and he doesn’t have the integrity to (temporarily) shut it down.
