I definitely need to do more analysis in terms of comparing against other rentas in the area and ideal beds and heads count. 

@Tatum Littleton, I appreciate your welcome and reassurance that we are choosing a good starting place. 

So I was hoping someone else could benefit from having the big pieces like couches and beds, nice TVs, etc. 

Leave the owners alone, when and if they are ready to sell, they will, and there will be plenty of lots to choose from on the MLS.I have no statistics to back this up, but in my casual observation after our fire is about 1/3 of the owners rebuilt their homes (some built similar, some duplicated exactly--big mistake, and some built better/nicer/larger homes). 

If I choose to rent, I might make around $200 - $500 a month.

It sat on 1.5 acres with lots of garden beds and trees.

If I were a decent renter shopping in that neighborhood, I would choose that brick building over yours every time. 

Any pricing-related tool offered by the OTA itself (think of VRBO, booking etc) is there to ensure you are getting heads in beds at any rate possible, just to ensure they are getting paid. 

Vanessa, If you choose the seller financed route, you could potentially continue investing under the bank's stringent debt-to-income radar, so to speak.

I never choose anything based on price.
