I can see through DOM the contrast between those struggles and the lease ups of the better located single families in the area.I cant say with certainty this applies across the entire city but what’s known is the fact people are getting married and starting families later in life than in the past, young people have more debt than ever before thanks to student loans, the cost of buying ahome has never been higher & most  families decide to move to the suburbs when they have school aged children.

I wanted to focus on homeless families one day with probably 1/4 to 1/3 of the units I will eventually have.Believe it or not, if I am successful in this real estate thing, I was hoping to teach others in my family how to do it too and anyone else who would listen especially those with children coming from being homeless.

EXAMPLE: college student living with parent(s).Regarding using child support - suggest you follow mortgage requirements:1) Need copy of divorce decree to determine ages of children, so you can confirm how long it will continue.2) Need proof of at least 3-6 months of actual payments, as too many deadbeat dads.

For properties you have owned for more than 3 to 5 years + Take a look at what is performing and 1031 the problem children... :) For some, I imagine you will have more than $200k sitting in them as "potential equity" you could sell 2, 3 or more of them and now trade them for a 6 or 10 + unit property.
