We just got out of a Chapter 13 bankruptcy in December. 

It also offers a tax deduction and is a homestead protected against most financial issues or non payment under a Chapter 13 law and a rental is basically a debt burden that if you cannot pay or something happens you get evicted.

I was turned off by the local REIA chapter and am seeing a lot of the "Guru" types on Instagram which is a hard pass for me.  

I'm also a Realtor® here in Orlando and also on the board of CFRI, the local chapter of the National REIA.

Each sale represents a new chapter—a story of hope and beginnings firmly rooted in the rich soil of Broward.

Chamber as mentioned, the local BNI chapters where you as a "guest" can give your 60 second pitch to a room full of business owners, if someone where pitches another small business owner meet up then go there, etc.Aside from the trivial cost of fliers, this is all free.
