Hi BP community I just set up my account and was hoping I could get some feedback on setting up an industrial value-add fund specific to cannabis land & infrastructure development.

I've put money into a self-storage fund, a manufactured housing fund, multi/commercial REITs (through realtymogul.com) and even looking into a cannabis dispensary fund. 6-8% monthly dividend and 16-20% IRR> Feels good to me, but hard to know for sure.

I hope to eventually become a well known and sought after luxury home builder in Northern Illinois and I'm looking forward to insightful and intellectual discussions with fellow Real Estate connoisseurs here on BP.  

We're a regionally focus (c. 90% of our loans in the Boston MSA) - others might be pro's at ground up lending, or cannabis etc... and different minimums etc... 

I’ve heard Desert Hot Springs is another potential up and coming destination for “cannabis tourism” apparently, has anyone heard about this?
