A prudent investor doesn't seek quick riches through shortcuts.

There are plenty of investors in bay area who got rich by holding negative cash flow properties over long time.

The right wholesaler that knows how to properly calculate a SOW (scope of work) to gain the rehab budget, generate an ARV from local comps and not want to get rich on every deal is NOT easy to find....but, they do exist.

Mostly for correcting that is just an echo chamber of old, rich guys talking about how terrible new investors are.

Don't let these get rich quick fools fool you.

There are some towns in the area that could pencil, but Whitefish proper just doesn't math.There is just too much demand from rich people looking for a 2nd home to see any cash flow at all.

I always recommend the book “Rich dad, Poor dad” by Robert T.

It takes time and isn't as sexy as social media would have you believe - but then again it's also not as easy to get rich quick as the social media posters will say!
