I want to make sure I understand what you’re saying, so let me give you a scenario:1.We sell our house, realizing $35k in cash (hopefully).2.We buy a duplex which after we rent one side, we will only have a deficit of approximately $200 per month to make the mortgage.3.After we fix up the duplex, we may have an interest in buying another place.4.When we are ready to buy another place (say after 6 months to a year), will the bank consider the $600 per month we have been making on rent?

Of course we knew that.I get the message, too much deficit spending, unemployment is up - way up, illegal immigration is an issue that needs to be addressed on a national issue, people lack healthcare and are dying as a result of late entry to care, the dollar is crap and we keep pouring money into wars that we will never win.

For some reason we've developed this idea of "working out" because instead of staying in shape through subsistence farming like we have done historically, we live in a day in age where we now sit at our office jobs all day, drive the fast food lane to get food without taking a step outside our car, and then get home and decide we must go "work out" and lift weights to exercise the calories off.Sorry for my rant, and yes I think exercise is great for your mental state in a variety of ways.

Right now, I'm doing both cash and financing. (3 &3) regarding inflation/ deflation /stagflation I'd say without getting too political here that at times when congress is going bananas raising the deficit cap to $12T, health care giveaways and sinking dollars, I'd put the few bucks I was left with on inflation or worst, stagflation.
