In the end someone who thought my tenant fully owned the property decided to burn it down for him.

Move on from "tire kickers" - deals that waste time and energy!!! 

These borrowers typically don't need our help brokering bank & credit union loans, unless they don't have the time / energy / desire to do it themselves (or again - are required to use a broker by Freddie Mac, Fannie Mae, a correspondent life company, debt fund, or specific bank / credit union). 

Maybe it's burned to the ground.

Now, one month later, I’m called to face this situation.My energy level was low.

The loan officer was aware borrowers planned to use it as a portfolio rental so the only thing this "special loan" would accomplish is burning the relationship. 

The presale of new construction is completely gone because too many investors got burned when builders promised 12 month builds and took 2 years to complete - the interest killed them. 

One buyer could take up a lot of your time and energy and there is no guarantee they'll stick with the deal.

So many people get burned by this and have no idea it is happening.

Analyze well so you don’t get burned.
