Build a team with all that time in the morning and and the time you have by walking up early etc.

as @Marcus Auerbach alluded to, out of state / remote / out of country investing is difficult... do you have everything else lined up?

The only think I hear about hers is it is difficult to have work performed on it by a contractor.

@Josh Young - Are there opportunities to buy new builds for investors?

Getting rid of urine smell is very difficult and very costly.

It's difficult to see how a tenant will be after screened and signing a lease.

That could add up quickly and might be difficult to do.
