In all likelihood, you cannot move those until you change jobs, or if you are still with this employer beyond 59 1/2 years of age. While a Solo 401(k) may not be an option, if you do have current retirement savings outside of your current employer plan, you could look into a self-directed IRA for broader investment choices.

My understanding/impression is that most of the 15 tenants are in the 700-1500 sq ft. range with the largest space being 2200 sq. ft.The Office Submarket looks as such: Flat capital growth and lease rate growth since the recession13.7% average vacancy rate in submarket 3 star (10.9% across all level properties)Availability rate 13.9%12 month net absorption SF 227kAverage 12 month sales Cap 7.7% (across all star properties)0 new properties under construction or to be delivered in the next 12 months Average lease rates are $22-24 sq. ft (this property is about 21.5-22)Value add (seems to be a stretch but might be):Upgrading interior hallways and exterior for a broader appeal and capital appreciationOffer basic build outs to interested parties (not something the current owners do) Working against the office submarket in North NJ is a declining population.and high property taxes but the 2 star being at the bottom may be better equipped to handle stagnancy. This building is on main road with a15-17k car count a year/ does provide signage is near retail and less than a 1/5 mile off a highway exit and is close to a city center.

James R. Copeland Key Macroeconomic Indicators every RE investor should know?
30 May 2018 | 1 reply
I'm still a bit hazy understanding exactly how an RE investor should shift strategies around those rates, but that's one of the questions I hope to have answered or at least discussed on this thread.Second goal of this thread though is to ask what are some broader macro and more focused local micro indicators that you, as an investor, use as buying or selling signals?
Joseph Ortiz PNC Insurance Needs: How Much Is Enough?

Depending on the carrier this can be exclusive to Category 1 and above Hurricanes or it can also include Topical Storms and/or Tropical DepressionsTropical Cyclone - A little broader in that it will generally include any storms that originate from the Gulf of Mexico regardless of the status (hurricane, tropical storm, etc.)Wind and Hail - The broadest in that it not only covers any storms originating from the Gulf of Mexico but any wind and/or hail damage regardless of where it originated fromThe reason why you need to pay attention to this particular deductible is because it will be percentage based deductible; keep in mind that this means that if your cost of insurance on the dwelling increases, so does the deductible.

Account Closed The Profit Masters

Jeff88, while that is a good call, it is important to understand that many people see Real Estate as a much higher risk investment and simply don't have the knowledge or the cash flow to feel comfortable with it.Some of these business models are in realy excellent for cash flow while also allowing people the time to then get into real estate. In any event, I would suggest that people don't have to 'choose' between such a business model and property investing - I've chosen to do both, as well as running my construction business. So while the point you make is valid, the broader concept is that we use our cashflow (whereever it comes from) to invest in property, to build our long term wealth.
