that is not how cash flow works.it's also going to be challenging to get lending on properties priced that low - it may be difficult to get standard conventional financing.and finally, the lowest prices are going to be in the most challenging neighborhoods... which will come with additional challenges.some suggestionscan you spend some time researching neighborhoods more broadly, going to REIA meetings, and building a network?

You're also limiting your buyer pool when it will only make money if the buyer gets creative.If you do go under contract, I would make sure you have some very broad "get out of jail free" clauses that you could terminate the contract.

@James E.Hi James,I'm not a wholesaler... just an investor who has dealt with wholesale deals.My broad perspective is that wholesaling is a marketing job - where the wholesaler (on the surface) is trying to help a seller, but ultimately is trying to do that in a way that ends up costing the seller more money than it should have, had the seller taken more traditional means to achieve that sale.

If the market softens, you have a defined rent, but if it strengthens, you can't increase rents beyond what is defined in the term.As noted, NNN is a broad classification, so you need to read all leases to understand what is covered and what isn't.
