I think you just want the unit to appear cheaper when people are filtering through listings.

If you're pulling rents from a service like Rentometer, they're historically very inaccurate.In my experience, the best rents come from going onto Zillow, looking within the same neighborhood/subdivision (usually within 0.25mi of the subject property), and filtering specifically for properties that have rented in the last 3mo (with similar sqft).

There is also a way to filter and find zip codes that might meet the class you are looking for. 

So now you know it may be worth it to consider a better grade cathode, or water filter/ treatment. 

Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

You can spend $1,000 and save a lot of time and filtering garbage, or you save $1,000 but spend a lot of time filtering through many resources of garbage.At the end of the day, like any guru course or even a college degree: you will hopefully learn something.
