We've posted numerous times that +95% of agents only know how to work with owner-occupied transactions which are mostly emotionally based transactions.So, why are you even bothering contacting these agents?

If you spend it on the last month's rent, you'll have nothing to cover cleaning and repairs.There are a variety of ways to handle this, but you probably don't want to bother learning them at this point.

There are times in most people's lives when renting makes sense, and I don't think any more or less of people who rent one way or the other - but lifetime renters who haven't deliberately chosen that path are generally there because they blew opportunities everywhere to own their own home, and if it doesn't bother them to be renters why should it bother me to charge them rent?

I try to tell the fragile ones; why else would I bother responding unless it was to help you? 

You knew there was a cemetery across the street, but is it the view of the cemetery that bothers you? 

I personally don't get bothered if tenants lie to me, curse or be rude, act entitled, etc.

I wouldn't bother with any others.You might also consider a mid term rental if the area supports it.
