First time on this forum, and just introduced through two books I just read by David Greene and Brandon Turner.  

Then I stumbled across rural land flipping (ala RETipster, Land Geek, Land Academy, etc) and bought multiple books on that and have started to seriously think about that.

The answers are individual specific; people can tell you what they'd do, but without a thorough knowledge and understanding YOU it won't have much relevance.Here's my suggestion - read books, search for biographical information, and become familiar with people who have accumulated a good size portfolio of real property, to see how their ambitions, experiences, knowledge, and personal attributes align with yours.  

Over the next 5–10 years, I plan to scale to a portfolio of rental properties and eventually diversify into syndications.I’m particularly interested in the Lynchburg, VA market and other areas with strong rental demand.What I Bring to the Table:I’ve been saving aggressively, and I’m exploring physician loans to help get started with minimal upfront costs.I’ve done a lot of reading (shoutout to BiggerPockets books!)

During this time I read a Brandon Turner book and became very interested in RE.  

That mid-November launch timing is clutch too—holiday season bookings must be boosting that.

I am a blue collar guy through and through so even though I'm now a realtor, I can never set my toolbelt down for very long before I'm needing to demo, build, and create once again.

One book I highly recommend is “Buy It, Rent It, Profit” by Bryan Chavis—it’s a great read for investors looking to build long-term wealth.Best of luck with your real estate journey!
