Owner only gave us $2k to work with, so we took care of Health & Safety issues (to avoid lawsuits) and did our best to spread out the rest to make the property look "decent".

I recently went through an exercise where I examined each property in my portfolio to decide if my capital was positioned the way I wanted it to be and that had me consider selling this property.

I think in any market the best way to buy right is to find an area you like and canvas that area with letters, calls and door knocks, getting out and talking to people.

Don’t be one of them.There were different ways that potential buyers wasted my time.
