I would have liked to have the recent one with the pit bull try legal action as 1) they violated their lease 2) it was a pit bull 3) the other tenant has children that play daily in the common area things like soccer, kick ball etc.  4) The dog was not well behaved.   

He also mentioned that they will be having a conversation with the first appraiser to see why he missed the items that the second appraiser found.

If you know the market then the challenge would be having someone you trust to protect your interests while you are far away.

It is difficult to be a successful landlord if you can't read people, because credit reports and income verification doesn't tell you anything about how much of a PITA the tenant is going to be or how reasonable they will behave as a human being.

I just couldn’t imagine why ppl with a decent job behaves this way, but I know better now, never make preconceptions on anything and follow the book no matter what.

You can't teach him how behave like a responsible adult, so conversation here will be unproductive.

Vice Versa a B class asset will have a much smoother ride as the people living in those areas behave much differently then the folks in D class areas.

I will be having some input on the daily activities of the partnership especially the property investments in regards to deal analyzing , negotiations, exit strategies etc... so maybe in would be better for me to enter the partnership as the sole owner of my LLC?
