@Katherine Weekes Not an expert, but if you hold the property & mortgage in your name, you can be held personally liable & all of your assets are at risk: personal residence, 401k, savings acct, all of your investment properties, etc.This could happen in a worst case scenario where someone dies in your property & the jury awards a verdict beyond what your insurance covers OR if the person dies due to something excluded by your insurance such as mold.

So reading the article, the 10 pt scale requires a landlord to accept an applicant who scores 5 or better. 6 pts are deducted for being evicted but 2 pts are awarded for 12 months of on time paymentsSo literally a Tenant can be evicted every 2 years and pay rent on time in the interim!!!

Nobody can guarantee you will win in court but it's normally pretty easy as long as you can verify your story with documentation.If you take the tenant to court and evict, you will also be awarded a judgement for whatever the tenant owes.
