Ive seen many attempt to DIY on their own form a distance and fail.  

This is the first time I'm attempting this strategy, so I'm kind of flying blind. 

At some point you have to accept that your first attempt may not be perfect, but if you set some guidelines and narrow your focus down to something that's achievable you should be on your way pretty quickly.

One property had its water heater stolen not once but twice as well as the furnace in the second attempt.

The option to get on the ground with everyone else and blend in, the option to remove myself from the situation and flee or the option if my life is in immediate danger to at least make an attempt to save it.

The Collateral must cash enough to support whatever LTV you are attempting to acquire it.  

In my New England market I’ve been able to source some amounts of cash flow but my appreciation has been phenomenal and the projections for future appreciation keep me from selling to attempt to find better cash flow.

I’m attempting to go through the program as an owner occupant to get in with as little down as possible.

It's also illegal for cities to attempt to regulate fees related to screening or applications.

Again just to reiterate, this is specifically for those who are NON-US citizens.I know my questions are very in-depth and seem complicated but no one in the Bigger pockets podcasts talks about how non US citizens or non-resident aliens deal with wanting to buy real estate and attempt to real their goals of achieving FIRE.
