Most builders require you to provide a Pre-approval letter or Loan commitment from the bank.

I do have a lender that I have used that will allow a pre-pay waiver if you refi with them when rates are better.

The way I like to do when I cant find a lender is either CC Funding and get 0% APR Capital or BLOC and like that, no one asks me whats the money for.
