To quote carpet you really should just have someone price it and charge that amount.As for holes, in my state nail holes are normal wear and tear, whereas anchors for heavier items like TVs are not.

He never fessed up to it (though his demeanor got very suspicious when I nodded him on it), but I’m almost certain, that he googled the problem,saw some Reddit comment that suggested tightening the two anchor screws and he went ahead and ended up over tightening and cracking the toilet.

if so  in mind he does nothing thats a great asset to anchor with.. use positive cash flow to acquire new property if thats what they want to do.

Also prospective renters coming from Zillow (and all their other sites) are seeing a Zestimate of $1399 so that is the price they are anchored on whether it’s accurate or not.

I can piggyback off of the above replies and also throw out that for straight commercial properties, Columbus is very investor friendly in terms of getting anchor companies to sign leases with incentives to bring jobs.
