They tell you you’re asking too much rent (you lower rent, avoid vacancy and make more money) ,your marketing is bad (they take new pictures, advertise in different places, change wording, whatever, and get a tenant saving vacancy.)  

Scenario 1 they don’t or refuse to move- eviction costs and/or lost rent Scenario 2 they move out and Cap ex and turnover costs, lost rent, advertising for new tenants in a somewhat of a qualified tenant shortage, headaches can be avoided by simply having a conversation with the tenant to see where their head is at, and that they understand what your expectations are.

I've been reading up on the process to go from advertisement to signed lease.

We have very limited controls, but the advertisers seem to always find new creative ways to get around the rules we impose. 

We've had guests do exactly that.We do not advertise any of these supplies until our check-in instructions welcome them to use the pantry, and let this be a pleasant surprise to people when they arrive.In theory a guest could clear us out but nobody ever has. 

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

How are they still advertising this? 

We have decided, like you mentioned to advertise for LTR  and see how things go. 

I have advertised through Hemlane, ZIllow and also MLS.
