Now a giant city 250,000 people and home to Cowboys, Stars, FC Dallas, minor league baseball, lots of companies, new Universal Studios theme park and something like 10 high schools now...big high schools. 

I currently have two long-term holds near Marywood University. 

The University of NV-Reno isn't going anywhere regardless of the economy.

Target neighborhoods near Bradley University, research rents, join real estate investment groups, connect with local agents, use the 1% rule, prepare for financing, and seek advice on cash flow and property analysis.Good luck!

Commercial is a universe apart from Residential and yes, commercial is 10X easier in regards to the things we are speaking on. 

Companies and even military bases can close down and move away, but this is highly unlikely with state University. 

I have a lead on a property very close to the University of Akron that makes a lot of sense for me.

If you're accredited start researching potential syndicated deals- Some you can get in for as little as $50K; muitifamily, storage facilities, Residential Assisted Living.....
