There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members.

fyi, one of my children (also in Indiana) had a very good experience with a VA loan through Veterans United.If you can find a tenant who wants to be rural and have space but doesn't have a down payment or for some other reason doesn't want to buy or can't buy, that person could be an excellent fit for your situation.

Hello JC,I am not an expert in DC specific zoning but I have a lot of experience with the zoning code in Charlottesville VA. 

Let me guess… The offer was thrown together by some VA on behalf of this LLC.

I am planning on getting into a deal with 0% down VA loan which will save me some upfront capital and can be used for damages and such.

We are in a very small town and we know the town much better than any VA that is responding to guests.  

I know your cost of living May be higher than mine was (I live in Virginia), but the skills you develop from this will be extremely useful in many ways.
