After analyzing this deal I stood to make at least $450/mo in Cash Flow.

If I were doing that same job I wouldnt stop to call or text you  unless we found something major , like all the plywood needed replacing or  major rot on trusses .

This property stood out to me mainly because of the purchase vs rent ratio.

But when it came time to pull the trigger I stood up, walked out of the office and started pacing the parking lot.  

Mind you I stood on my own two feet and paid my own way since I was 18 so no hand outs, that was all my own savings while I had to pay rent, etc. 

We haven't made any concrete decisions about where we want to establish a team out of state but Memphis, Oklahoma City and Kansas City have stood out as early front runners.We're excited to learn, excited to be here, excited to meet other like-minded individuals, excited to build relationships and most importantly, excited to keep taking action to start reaching our goal of breaking my 'golden handcuffs' and reaching financial freedom!

There are much straighter and lighter trees that grow faster available for dimensional lumber: firs, spruces, and various other pine species.The rafters are not the biggest issue here -- a sturdy rafter structure is to be expected in a pre-truss structure, where simple solid rafters in line hold up the roof, not a complicated structure of thinner sticks taking up lots of floor space in the attic.You need to look at the attic floor from below carefully.
