Once you have more trusted sources, like your realtor, PM, maybe even a good GC you can get referred from by these already trusted sources.

While I am always looking for off-market, as an agent with access to MLS, that's my primary source of looking for deals right now.

In the past, I've found both to be good sources of information for market insight and referrals.

Have also used list source and prop stream before but the data they provide is very similar to what I pull off the tax records through CRS Tax.
