@Jonathan Greene I don't mind them generally but when they raise huge amounts for syndications that go south that is another story.

Typically speaking we leave out front/side exterior photos on every listing, regardless of grandeur.Years ago there was a rash of thefts in South Florida where people were finding houses based on map and exterior photos and breaking in when vacant and clearing them out. 

Therefore, I want a partner because I have had success in multiple markets in the south, west, and east to help with those expenses so I can help more sellers.Can you share more information about private lenders or what strategy may be optimal? 

Sounds like this is maybe in the Wilmore area if it's in a historic district near South End.

Canton is a great area but I am biased as I grew up in Stark County and now live about a 1/2 hour south.  

But also Columbia has university of South Carolina and a tier 1 and tier 2 hospital so I would have the option of midterm rentals as well.

I remember back when I was ramping up my own rental portfolio in those early-2000s San Diego days, I learned the hard way that ignoring “little” costs..like that termite treatment or the property manager’s onboarding fee..can turn what looked like a sweet deal into something that barely breaks even.Let’s say you pick up a property in one of those under-the-radar neighborhoods in Omaha or maybe on the south side of Chicago..markets I’ve seen a few colleagues dabbling in lately..you’ve got to be ready to get real about the numbers.

The winter months bring people from the south who want to see snow and plenty of outdoor and winter activities in and around the area.
