Go with any of the above sources.

Have also used list source and prop stream before but the data they provide is very similar to what I pull off the tax records through CRS Tax. 

A local source is better than a website.

From day one I treated my involvement in real estate as a real business.This means, I had an advertising budget, a lead generating and follow up process, a back end process and money source and above all an experienced mentor.  

That will be an important piece to this depending on how you plan to source your capital.

Often times, their approval processes are slow.Credit Unions - Their member structure also subsidizes their financial structure so they can also be a source of low-cost financing.

I believe it will be enlightening and will provide some clarity to my post.By the way I am retired on RE investing (actually i have made enough money in 3 different sources for most people to retire on any one of them).
