It’s a good idea to work with a qualified intermediary and a tax advisor to ensure everything is structured properly and you’re clear on any tax implications.

The DST I purchased with Allegiancy (Alorica DST in Ft Worth, TX) did not do good due diligence (in my opinion) regarding the structural quality of the buildings they purchased for this DST in 2022.

The deal is structured with partial seller financing ($766k) below market rates (varied on each unit).

As they mention one of the best solutions is to make sure water does not flow toward the foundation it should flow away from it for many reasons structurally but water is not your friend.

If it’s going to be more than the one day loan we actually structure it the same as a regular hard money loan.if it’s a true double close, process is super simple.

To achieve this, I’m planning to scale rapidly by performing a couple of syndications to acquire a larger portfolio.I currently have a portfolio of 17 properties, but to justify labor costs and create a sustainable structure, I need to expand quickly.
