now if you could get a seller to be the bank I get that you could smoke and mirror those deals.. but i would think those would be picked over low value or properties in the worst areas of town etc..   

Set up a basic system to manage your listing, update it monthly, and always ask guests for feedback—and don’t forget to casually ask for that 5-star review!

They go on Zillow or Redfin and just look for properties that meet the criteria, put them on spreadsheet, analyze the potential deal, pick up the phone and call listing agents.

Over priced, layout is awkward, junky neighbors, back on market/under contract multiple times, bad photos, bad timing(got buried from other listings, weather occurrence, etc). 

We started with house hacking a duplex that was listed as neglected on the mls.

I’m open to other suggestions as well, but especially interested in any info/suggestions regarding the markets listed below.

Fast-forward, and she’s used the equity to pick up two more invsetment properties.

Buy a quality property, stay away from the hood, rehab it as if you would move in, take your time picking a tenant, you'll be find.

It’s great that you’ve already identified zip codes like 73128, 73170, and 73135; they all have unique advantages worth exploring.I agree with the earlier response—73170 and 73135 are solid picks.
