Agree with @Robert Matelski, make your life easier and outsource it to a PM. 

Tracking this info is something you don’t have to outsourcing and will go a long way in making sure you buy and sell right. 

I DO outsource maintenance.

Alternatively, I could maybe outsource just the liability component and still save a ton on premiums.10k deductibles are not usually an option.

You can always choose to self-manage or outsource if its a good deal.

I already know of some firms personally, who will not take on a client for anything less than $2,500 (including businesses but still), and I know they outsource most of that preparation work as well.

I’d imagine they outsource this work I suppose they could do it in house as they are a larger company.
