What's the exit strategy if any, for the investor, given that, with 50%, he has no control and the market there is illiquid, especially when the HELOCs out of North American properties are much more expensive.Properties in Costa Rica are already expensive and I've tried many times to make a potential investment there work and it's never worked with the figures.

@Jeremy H. yes on the north side of Chicago which is where I own properties and work as a realtor the average 3/4 unit is worth 700-1.4 million so actually higher then your $850k mark.

The growth in San Antonio is moving north and the builder incentives will benefit a new investor like yourself.

In north/central NJ, 95% of serious arms-length real estate deals (i.e. not wholesales or  family/friend), attorneys will be assisting.

I am not sure what you need to spend but north of 2M but man does it save a lot on doors, trim and finish stuff. 

I live in North Idaho and we do have a shortage. 

My partner and I have been living in Dutchess for a few years, and are moving a bit north for his work, and are excited at the real estate opportunities this also unlocks.
