@Nicolas Sartor It's not the strategy I'm using but it's always good to know different exit strategies. 

Also, real estate agents really like to be wined and dined, so you could always go that route and join some real estate investor meet up groups in your area to make some good realtor contacts.

Bastrop appears to be new construction or flips, a bit too pricy.Ya but your dog will love it.. you could go to tri cities  Walla Walla not much snow and world class wines.. the proximetly to British Columbia and northern Idaho and Montana  oh man its awesome

My guess is that if they cold-approached you at $500k you could get it for $400k.But hey, I'm 2 glasses of wine down so you should probably review my logic with a critical eye :)

I am currently looking to do wholesaling deals and assignment of contracts until I build enough finances to do fix and flips, buy and holds and have rentals.Besides wellness and real estate I love hiking, outdoor activities, watching MMA/UFC, traveling, theater, jazz, wine, family and friends.  

@Nicolas Escobar Multifamily is not as seasonal as SFH, at least not for the same reasons.
