I would buy a house, especially being a junior officer.

I would just ask the lease option tenant to subordinate to a junior lien position after explaining to them what you are trying to accomplish.

Their Superlien (6 months of dues) comes in front of all other liens, except maybe property taxes - can't remember the specifics on that.Then comes the first mortgage, then come all the junior liens in the order that they were placed. 

Similar thoughts to what everyone above mentioned, it is doubtful any legitimate lender will take a junior lien position.
